【出走英國】領展近38億買倫敦商廈 香港以外業務比例增至16%

近年積極換貨「溝淡」香港物業比例的領展(00823)最新公布,收購英國金絲雀碼頭(Canary Wharf)一幢17層高的辦公室及零售綜合體,按議定物業價值約3.8億英鎊(約37.685億港元),屬於領展首個歐洲項目。
今次收購的商廈The Cabot,樓高17層,合共48.16萬平方呎,由辦公室、零售及附屬住所組成,以成交價37.7億港元計算,呎價約7825港元,物業過去6年進行大幅翻新及擴建,並於今年3月完工。
現時物業出租率約99.1%,每年租金淨收入為1,883萬英鎊。以收購價及收入計,這項投資的收益率為5厘。
The Cabot現有7名公司租戶,其中最大部分為一間國際投資銀行,佔現時淨收入約48.9%,其次為 一個非部長級政府部門,佔現時淨收入約25.0%;三大租戶的租金收入佔79%。
收購完成後,領展在本港以外地區,包括內地和海外國家的投資組合總值,佔整體投資組合總值16.1%。
領展行政總裁王國龍表示,收購為領展實現「2025願景」增長策略的一部分,提升資產組合,領展正放眼具高透明度及流動性、良好法律體系及強健經濟基礎的市場,包括英國、新加坡、澳洲和日本,尋求收購機會。

54% 的租約 2029 先到期,45% 租約2032 先到期。在此之前,都係靠 rent review ,現在咁既市況,實在唔多樂觀會有升幅
刪除其實link買寫字樓,主要任務唔係大growth,而係穩定現金牛,做大派息基數,所以仍要繼續買
刪除怕就怕到時倒蝕..... 租唔出 - 在英國要倒蝕,業主要俾政府租值一半的 business rate ,唔想空置就要俾長免租期。傳統金融業同政府都係兩大縮緊辦公室的行業,canary wharf 又唔係 tech companies 果杯茶 (google, facebook 都係 king cross 果邊)。或者無表面上睇咁穩定。領展最正都係民生場,居民無咁易走。現在玩高大上,反而擔心。

刪除5 Broadgate 係正 liverpool street station 隔離,位置真係世界級 prime ,無投行租,都唔愁無其他類型公司。canary wharf 就真係金融 focus。

刪除彭博引述消息報道,長實 (01113) 正考慮放售倫敦甲級辦公室大樓5 Broadgate,目前已與少數潛在買家私底下進行初步討論,惟仍未達成任何協議。長實於2018年以10億英鎊(約110億港元)購入5 Broadgate,目前是瑞銀位於倫敦的總部,長實希望以超出10億英鎊的價格出售。長實發言人未有回應。
刪除報道指,瑞銀自2015年起搬入5 Broadgate,承租超過70萬平方呎,涉及約12層辦公室樓層,容納約5000名員工,租約至少至2035年。

20 Canada Square大樓建成於2003年,由金絲雀碼頭集團(Canary Wharf Group)開發,總共12層,面積為55.6萬平方英尺。
按3.8億英鎊的成交價算,大樓年租金收益率約為 5.65%。
